Claiming the title of "Kansas City's First Suburb," Pendleton Heights sprang from the fertile 200 acres located on what was known as the Jones farm. A neighborhood of firsts, it also was the site of the city's first boulevard and the original location for the Kansas City reservoir. Millionaire's Row, an area of elaborate homes and mansions, also took root in this now-historic neighborhood.

Fortunes do change over time, though, and the bankers and giants of industry slowly moved out of the area. After World War II, many of the Pendleton Heights mansions were demolished, turned into retail stores or converted into apartments.

Surrounded by Cliff Drive, the Chestnut Trafficway, Independence Boulevard and Paseo, Pendleton Heights has survived the up-and-down economy of the last 70 years to emerge as a true historic neighborhood. Renting a Pendleton Heights apartment means living where the wealthy men and women of 19th Century Kansas City once worked and lived.

While apartment hunting, one landmark to see is the Philip E. Chappell House at 1836 Pendleton Avenue. Chappell, the former mayor of Jefferson City, Missouri, moved to Kansas City and became the President of Citizen's National Bank in the late 19th Century. His former home in the Pendleton Heights neighborhood now is listed in the National Register of Historic Places.
